This article walks through what we track, why it matters, and how to operationalize it inside your existing book of business. It is the article we wish every new team read on day one.

The core idea

Most databases are demographic snapshots. Behavior is the firehose you've been missing - the actual moment someone starts thinking about a move.

We instrument your valuation page, monitor public records, and watch for pattern shifts. The output is a score and a reason.

What we track

Five families of signal feed every Yapii score, refreshed nightly and same-day when something material fires:

  • Valuation page visits. Yours and public MLS pages. We see the address, the frequency, and the pattern.
  • Home-value refreshes. A homeowner who keeps checking what their place is worth is telling you something.
  • Public-records changes. Equity bands, tenure milestones, transfer history, tax events.
  • Life events. Job change, new child, divorce - opt-in data feeds that explain why timing shifts.
  • Listing-status moves. A tracked address goes active, off-market, withdrawn, or back on. The signal is instant.

How the score works

We combine public-record signals (equity, tenure, transfer history, tax events) with behavioral signals from your database (valuation views, email engagement, search patterns) and produce a daily score per contact. Every score has a reason attached - no black boxes.

What to do on Monday morning

Open Yapii IQ. Ask for the top 25 warmest contacts with a signal in the last 14 days. Review the drafted email. Edit three words. Approve. Done.

What to stop doing
